Know what you have
Every roof comes with two warranties, not one
Homeowners are often told a roof is 'under warranty' without being told which warranty, who backs it, or what it excludes. The distinction decides who you call when something goes wrong.
Manufacturer warranty
Covers the materials — the shingles, tiles or panels themselves — against defects. It comes from the manufacturer, not from us, and it survives even if a contractor goes out of business.

Workmanship warranty
Covers the installation — how the roof was put on. Ours runs 10 years on every system we install, and in practice it is the one that matters most: the large majority of roof failures are installation problems, not defective shingles.

- Worth checking how long the contractor has been local
This is the reason a storm-chasing crew's “lifetime warranty” is worth very little. A workmanship warranty is a promise from a company — if the company leaves town, the promise leaves with it.
Why certification matters
A system warranty needs a certified installer
Manufacturers reserve their strongest warranties for contractors they've certified, because those warranties cover the whole system — underlayment, starter strip, field shingles, ridge cap and ventilation working together.

Five things that quietly void a roof warranty
Most voided warranties aren't voided by the homeowner doing something reckless. They're voided by how the roof was installed in the first place.
Roofing over an existing layer
Installing new shingles on top of old ones is faster and cheaper, and it voids most manufacturer warranties outright. We tear off to the deck.
Wrong or mixed components
Manufacturer system warranties require their underlayment, starter, ridge and ventilation — not a cheaper substitute on one layer. Mixing brands breaks the system.
Inadequate ventilation
An under-ventilated attic cooks shingles from underneath and shortens their life dramatically. Manufacturers know this and exclude it, and in Houston heat it matters more than most places.
Later work by someone else
A satellite dish bolted through the deck, or an HVAC contractor walking a tile roof, can void coverage on the area they touched. Call us before anyone else goes up there.
No maintenance and no records
Some warranties expect reasonable upkeep — clearing debris, keeping gutters flowing. Keep your paperwork and your inspection reports.
Ask before you sign — with anyone
Get the workmanship warranty length in writing, find out which manufacturer warranty is being registered, and ask what would void it. Any roofer worth hiring will answer all three without hesitating. Ours are 10 years, Owens Corning Preferred Protection, and the five things listed above.
